Heavenly Village / Gondola

A public-private partnership involving the acquisition of 17 acres (26 parcels) of developed property and its redevelopment, anchored by Heavenly Mountain Resort’s Gondola to the ski area.  This mixed-use project includes over 100,000’ of retail, two Marriott hotels, an 8-plex cinema, and a multi-level public parking structure.

The Chateau

A 365-unit tourist accommodation project that includes over 20,000’ of retail and food and beverage, below-structure parking, streetscape and circulation improvements.

Edgewood Lodge

Anchored by a 194-unit lakefront hotel, this project included realignment of numerous golf holes, construction of a series of water quality improvements, and additions to the Edgewood Clubhouse.



A two-phase project, consisting of 90 hotel condominium units and over 20,000’ of retail and food and beverage fronting Lake Tahoe Boulevard, opposite the Gondola.  Phase Two will add 60 additional units, along with subterranean parking.

Boulder Bay

A mixed-use project, redeveloping the historic Tahoe Biltmore Casino into a mixed-use hospitality, gaming, and wellness complex, offering both traditional hotel units and amenities, as well as a whole ownership condominium product.

Ritz Carlton, Lakeside

A lakefront day-use recreation structure, providing guests of the Ritz Carlton at Northstar lakefront recreation, food and beverage, and a special event venue.

Village Center

The redevelopment of the 17-acre shopping center opposite Heavenly Village, including additional retail, food and beverage, water quality and landscape improvements.

Martis Camp Beach Shack

Redevelopment of an existing lakefront structure into a lakefront clubhouse for owners and guests of Martis Camp.

Sierra Shores

A 16-unit lakefront condominium project, including fitness facility, pool, spa, and lakefront recreation.

Beach Club

Redevelopment of a 155-unit mobile home park to a 143-unit luxury lakefront residential development, anchored by a full service Beach Club featuring a spa, beach club, indoor/outdoor pool, and waterfront food and beverage.

Affordable Housing

Projects include the 63-unit Market Street Apartments opposite TRPA, the Meadowbrook Apartments on Kahle Drive in Stateline, Nevada, as well as the Northwood Apartments and Incline Court Apartments in Incline Village, Nevada.

Heavenly Mountain Resort Master Plan

Amendment of the Heavenly Mountain Resort Master Plan to authorize construction of multi-season recreation, including mountain biking, canopy tours, additional zip lines, and a year-round mountain coaster.
